• Invest time and money – Maintaining a property requires time and money. Make sure you have enough time set aside to carry out routine maintenance. As well as this, it’s important to have money set aside to deal with these potential issues. If you’re looking to become a landlord, make sure you factor in maintenance costs when you’re budgeting for whatever type of property you can afford.
• Build relationships – Once you’ve worked with certain tradespeople, try to build a relationship with them. If you can provide them with lots of work (hopefully not too much) then they’re more than likely to get friendly with you and offer better prices.
• Shop around – Don’t accept the first quote you receive for maintenance work if you can’t complete it yourself. Different tradespeople will charge different prices and it’s important to keep in mind that the highest prices don’t guarantee the highest quality work.
• Quick off the mark – There’s no point leaving a problem to fester. You’ll often find that it will get worse before it gets better so act quickly to ensure cost is kept at a minimum.
• Regular checks are important – Whether it’s in your own home or your tenants, make sure to complete regular checks yourself. Tenants may not be aware of certain issues themselves (or you may mind they’re backwards in coming forward) so it’s best to get in there yourself.
