Choosing the right tenant

In the current market, finding a tenant can prove to be the easiest part of the process. However, at Lawrence Rand, we focus on finding a suitable tenant for your property- we won’t just move anybody in!

We use an independent referencing company, who carry out vigorous credit checks, previous landlord and work references and also offer you, the landlord, with a rent protection insurance, providing all the references have passed correctly.

To ensure complete peace of mind for you, we also lodge all our deposits received with The Deposit Protection Service (DPS), a government approved deposit protection scheme.

We offer a full comprehensive range of services which can be tailored to meet your needs, from Rent Collection right through to Fully Managed. Whatever service you choose we are scrupulous in selecting the right tenant for your property and ensuring you can achieve the best possible rental income.

Landlord Fees

Standard Fees

Letting & Rent Collection Service: 12% of the market rent (10% + VAT)
This includes marketing of the property, carrying out accompanied viewings, arranging for the inventory to be carried out, carrying out the relevant checks on the potential tenant including credit check, referencing, finalising the tenancy agreement monthly rental collection, pursue non-payment of rent and provide advice on rent arrears.
Full Management Service: 18% of the market rent (15% + VAT)
Our Full Management service includes all of the above, as well as getting quotes for, and arranging repairs within the property, carrying out 1 routine inspection per annum and notify the landlord of the outcome, advising all relevant utility providers of changes and hold the keys throughout the tenancy term.
Lettings & Rent Collections Renewals on 1st 2 Years: 10% of the market rent (8.34% + VAT)
Full Management Renewals on 1st 2 Years: 15% of the market rent (12.5% + VAT)

Other Fees

Check In Fee: A check in fee is payable by the landlord at the commencement of the tenancy. The price will depend on the size of the property and prevailing rate at that time.

Electrical Safety Certificate: £48.00
Energy Performance Certificate: £90.00
Deposit Protection: £42.00
Serve Notice: £125.00
HMRC return for Non-resident Landlords: £42.00
Income and Expenditure Report: £60.00
Additional Property Inspections: £120.00
Refurbishment Services project management fee: 12% of the total works
Court Appearance: £300.00 per day, or part thereof.

Your vetted contractor may pay a referral fee to Lawrence Rand. The fee paid will be included within the contractor's invoice and could be up to 10% of the total invoice amount depending on the service provided, the details of which are available on request. This does not affect the final amount you pay.
